In the middle of the Land of Cocagne, between Castres and Lavaur, near both Toulouse and Carcassonne airports, five minutes from the nearest railway station, a large, welcoming presbytery built in 1742 is for sale.

This property is situated in a tranquil rural cul-de-sac w/only a few neighbors and a wonderful view of the plain below. Nearby villages (at 4 kms) provide shops, cafés, post office and primary schooling. There is also a train station serving Toulouse (45 minute ride). The medium-sized market towns of Lavaur, Graulhet and Castres are all within fifteen minutes drive.


The house itself, has metre-thick walls and large wooden beams typical of regional eighteenth century architecture. Through the arched stone doorway and original front door, the entrance hall leads to a well-sized kitchen with double doors onto the back garden, a large dining/sitting room, and a large lounge space with original four-metre wide brick chimney and... a six-metre-long heated spa swimming pool. The pool is 1m40 deep and has an adjustable current generator.

The entry hall also leads to a lovely wooden staircase up to the first floor with three large-sized first floor bedrooms (30m² each) and an artist's studio with mezzanine, cathedral ceiling and large glass roof.


Throughout, the original tiles, well-polished now, and the original beams, some of them vast, have been carefully conserved. The present owners have opened several large windows into the stone walls in rooms on levels, lightening the original spaces considerably.

Outbuildings:
I. An adjoining barn, built 40 years after the Presbytery, has 200m² of restored living space and another 200m² that could be converted. It possesses magnificent oak beams throughout and is in fine condition. The barn forms an L with the original building around a garden dominated by a huge mulberry, with acacia, wisteria, lime, pomegranate and many other bushes and trees.

II. A smaller barn (80m²) adjoins the house. It is structurally sound but unrestored.


The property has garden on three sides and an overgrown track belonging to the house on the other making an ensemble of 2500m². There are fruit trees at the side, a large lawn at the back, and a coppice of medium-sized elm trees, almost impossible to find elsewhere, surrounding a large old well with its own small roof and safety grid.

All the restoration on the Presbytery has been done with great care and an artist's eye for simple beauty. This property will allow the fortunate owner to live very comfortably en toute simplicité.
